There are several factors to consider and you should always get a few opinions on roofing projects.

First, the age of the roof is a common sign. In Wisconsin, we see a lot of asphalt shingle roofs which have a typical lifespan of 20 years. The cold weather is tough on these shingles to prepare to have a roof replaced if they're close to (or older than) 20 years.

Second, does the roof have major damage? Maybe a big hail storm rolled through and now you see clear marks of damage. Get a storm damage roofing professional on site to evaluate the damage. Better to catch it early than late.

Third, are you noticing leaks? One leak might not be cause for a full replacement, but several leaks can be. If you're quick to catch a leak and get it repaired, there's a high chance you'll be OK. But if leaks are popping up in multiple locations, your roof might need to be replaced completely. 

That's hard to answer because there are two options. Both depend on preference. We install plenty of asphalt shingle roofs as well as metal roofs here in southern Wisconsin. 

Asphalt roofs are cheaper and very common to the area. It's what you see most often. They're good quality and should last 20 years if installed correctly.

Metal roofs are more expensive, but often carry a lifetime warranty because they are so durable. If you're willing to pay the upcharge, metal roofs can be a great investment.

It can vary, but we usually can complete a full residential roofing project in Franklin in 2-3 days or less. Smaller homes can be done in 1 day sometimes. Larger homes can take longer. Commercial properties can take a week or so depending on the circumstances.

It's impossible to give a direct answer to this question since so many factors are involved. We've seen projects as low as $5,000 (rare) before and obviously some many times more expensive.
